RENTAL POLICY GUIDELINES

The following rental guidelines have been established to ensure that all applicants receive consideration in determining their eligibility to rent.

1. Each adult (18 years or older) must Submit an Application to Rent.

Incomplete applications will not be processed. In addition, all data and references listed on the rental application must be verifiable. Providing false information on the application will be cause for automatic denial. 

Credit Check Fee is $50.00 per applicant, Non – Refundable.

$10.00 for credit check fee / Eviction Report

$40.00 Landlord’s charge for reasonable value of time spent reviewing & verifying application data. 


2. Each applicant shall have a good credit rating established. Which will be verify thru the First Advantage Safe Rent. Lease decision is based in each individual credit. 


3. Applicant employment and or other source of income must be verifiable income verification includes, but is not limited to applicant most recent check stubs or W-2 form, if self-employed, a copy of tax returns must be presented combined net income, of all applicants must be equal or greater than 2.5 times the monthly rent.

4. Approved 3rd Party payments will be accepted upon verification & approval of applicant(s) qualifications.


5. Current and prior landlord references must be verifiable for the past 3 years.


6. Eviction and tenant records will be cause for Denial of the application 


7. The security deposit and first month rent shall be paid in full upon signing the rental agreement and prior to occupancy of the apartment and should be paid with cashier check or money order only.


8. Should your application be denied based upon your rental or credit history you can obtain a free copy of your consumer report, if you make the request to the consumer-reporting agency within 60 days of the denial
